Modified Bitumen Roof
Serving Burbank and the greater Chicagoland area
Modified Bitumen for Low-Slope Roofs
Modified bitumen (SBS/APP) is a tough, multi-ply system built for Midwest freeze–thaw cycles and foot traffic. It delivers reliable waterproofing with surfacing options that fit your budget and building needs.
- Durable, multi-layer protection against punctures and ponding
- Cold/heat tolerant for year-round performance
- Serviceable & upgradable with coatings or cap-sheet refreshes
Inspection, Scope & Installation
We start with a free roof inspection, moisture check, and photos. You’ll get a clear scope (recover vs. tear-off, insulation R-value, taper plan), scheduling that minimizes disruption, and a clean, manufacturer-compliant install. Already have mod-bit? We offer leak tracing, targeted repairs, preventive maintenance, and reflective/aluminum or elastomeric coatings to extend service life.
